Stunning result as landmark estate sells out

Playford Alive’s hugely successful Newton Boulevard land development has sold out - a major achievement for the landmark estate which is providing a significant boost for housing and first homebuyers across Adelaide’s north.

The project, which comprises 282 allotments, including 175 affordable blocks, was fast tracked in April 2024 to increase crucial affordable land options in Adelaide’s northern suburbs and in response to surging interest from buyers seeking to call Playford Alive their home.

The sellout has been confirmed following the final “Valentine” release in January which included 13 allotments, eight of which were designated as affordable housing. The entire 16.6ha Newton Boulevard precinct has sold out at every stage.

Nestled near the soon-to-be-extended Newton Boulevard and the upcoming Munno Para Sports Ground and within walking distance of the Playford Alive Town Centre and Mark Oliphant College, the latest release featured allotments ranging from $222,500 to $305,000.

“The response to the Newton Boulevard estate has been nothing short of amazing,” Peter Gatsios, Renewal SA’s Executive Director of Residential Project Delivery and Assets, said.

“Newton Boulevard precinct has showcased the value of Renewal SA’s ability to move swiftly in unlocking affordable land that is close to services, amenities and transport links, creating connected communities and meeting growing housing demand.

”In addition to this Renewal SA is also delivering 25 affordable rental properties in Playford Alive which will be leased to tenants at less than 75 per cent of market rent and to be managed by a community housing provider. Three of the four sites have been contracted to builders, with a target start date the middle of this year.

Construction of a crucial extension of Newton Boulevard linking with Stebonheath Rd to the west of the estate is on track to open to traffic in the next few months. The extension is taking shape, with kerbing underway for the boulevard and surrounding streets that form part of the first stage of construction.

In terms of other construction updates, the Newton, Thomson and Palmer releases (Stage 10B, 13 and 16) are expecting practical completion between the end of March through to May 2025, with builders able to access the site shortly afterwards.

The first Newton Boulevard residents are expected to move into their new homes in early to mid-2026 and will benefit from improved sustainability guidelines for their properties, which includes lighter-coloured roofs to combat the urban heat island effect and enhance energy efficiency.

This comes just weeks after the announcement of a 71-hectare extension of Playford Alive – Playford Alive East – which will deliver approximately 1,300 high-quality residential allotments over the next eight years.

This represents a significant increase in the Playford project and will extend the timeline beyond the projected closure date of 2027-28.

It will include development lots for commercial retail and/or apartment developments, while targeting a minimum of 30% (about 390) affordable homes, on the eastern side of the broader Playford Alive site, adjacent to the Munno Para Railway Station.

Due to high demand in the area, Renewal SA expects to release around 240 allotments per year in line with ongoing civil works, with the first sales expected to start next month.

Playford Alive’s eastern extension follows a year of record sales in 2024, with an increase of 63% on the previous year.

Demand is reinforced by a recent City of Playford report stating that on average, 10 people a day move into the area.

Playford Alive East is expected to support an average of 590 full-time equivalent jobs annually and contribute $570 million to Gross State Product over the development period.

It will also maximise open space, with 12.5% of the area expected to be set aside for public parks and walkways and include a minimum tree canopy of 25%.

There will also be opportunities for Community Housing Providers to deliver or manage affordable rental properties.

A collaboration between Renewal SA, the South Australian Housing Trust and the City of Playford, Playford Alive is one of Australia’s largest urban renewal projects.

Since commencement, it has introduced thousands of homes and community facilities, including schools, a medical centre, a railway station, wetlands and parklands, a $250 million town centre, and much more.

On completion, it’s anticipated there will be more than 43,000 people living in Playford Alive
